3. User Accounts

• Users are responsible for maintaining the confidentiality of their login credentials
• You are responsible for all activities under your account
• We reserve the right to suspend or terminate accounts that violate these Terms

4. Platform Services

SHELTA REAL ASSETS LTD provides a platform for:

• Property listings by landlords or agents
• Property discovery by tenants
• Property management (where applicable)
• Property search by intended landlord

We act as an intermediary and are not the direct owner of listed properties unless stated otherwise.

5. Listing Terms (For Landlords & Agents)

• All property listings must be accurate and not misleading
• You must have the legal right to list any property submitted
• SHELTA charges 8.5% of the rental value for non-managed listings:
  • 4% payable upfront
  • 4.5% payable upon successful rental

Promotional Offer:
Listings are free until October 1, 2026; however, the 8.5% success fee still applies once a property is rented.

6. User Conduct

You agree not to:

• Provide false or misleading information
• Upload fraudulent property listings
• Impersonate another person or entity
• Use the platform for illegal or harmful activities

Violation may result in immediate account suspension.

7. KYC (Know Your Customer) & Verification

We may require users to complete identity verification (KYC) before accessing certain features.

Failure to complete verification may limit access to services.

8. Payments & Fees

• All applicable fees must be paid as required
• Payments made are non-refundable unless stated otherwise
• SHELTA reserves the right to modify pricing with notice

9. Platform Availability

We strive to ensure the platform runs optimally

10. Limitation of Liability

SHELTA is not responsible for:

• Disputes between landlords and tenants
• Losses arising from user-provided information
• Actions taken outside the platform

11. Termination

We reserve the right to:

• Suspend or terminate accounts at our discretion
• Remove listings that violate our policies

12. Changes to Terms

We may update these Terms at any time. Continued use of the platform means you accept the updated Terms.
